Required Documentation

  • Promissory Note
  • Modification(s) of Note, if applicable
  • Sale & Purchase Agreement (Real Estate Contract from Date of Sale)
  • Closing Statement From Sale of Property (HUD-1)
  • RECORDED Copy of Mortgage Deed(s), Deed of Trust, or Land Contract
  • All Intervening Assignments of Mortgage, Deeds of Trust, or Land Contracts, if applicable
  • Amortization Schedule(s) for each note
  • Typed or Written Payment History of Borrower's Payment Performance
  • Hazard Insurance Policy or Agent Information
  • Business Insurance Policy or Agent Information, if applicable
  • Appraisal, if one exists (Most Helpful for a Benchmark)
  • Photographs of Property, if available
  • Social Security Numbers of Payor(s)
  • Payor Telephone Numbers, Home and Work
  • Existing Title Policy, if one exists
  • Certificate of Secretary of Corporation showing that the person signing our documents is/are duly qualified and authorized to act on behalf of the corporation, if the Holder is in the name of a Corporation

For Income Producing Properties such as Apartment Buildings, Other Multi-Family, Retail Plazas, Office Complexes, Mobile Home Parks, RV Resort Parks, etc., Rent Rolls and/or Operating Statements may be required to assist with the Appraisal Review process.
