CLOSING THE DEAL

A.B. Merrill will always keep you informed of the status of your file and is available online or via our toll-free telephone number to provide answers to your questions. So with that said, let us begin by outlining the following steps to achieve the Successful FUNDING of your note:

1. Complete and Submit The Online Form
   
2. A.B. Merrill responds with your Quote to purchase within 48 hours
   
3. A.B. Merrill outlines the terms and price of our Offer To Purchase
   
4. Both Parties agree to Price and Terms with a follow-up telephone call.
   
5. A.B. Merrill overnights or emails the Sale & Purchase Agreement spelling out the price and terms mutually agreed upon. We include a complimentary prepaid Federal Express envelope for you to safely return the Sale & Purchase Agreement and ALL required items on the online Checklist.
   
6. Upon receipt of your package which includes the Sale & Purchase Agreement and copies of the check-listed items, A.B. Merrill orders and pays for a Property Appraisal. Turn around time is communicated to you with a follow-up telephone call.
   
7. A.B. Merrill then orders a Title Search and Policy from a Title Company chosen by You, the Seller.
   This is usually the Title Company that provided the service for the original Real Estate transaction previously.
   
8. Upon receipt of both the Property Appraisal and Title Search report from the respective 3rd parties, A.B. Merrill reviews and approves the note purchase.
   
9. A.B. Merrill prepares the Closing Documents which are typically 4 documents and overnights or emails the closing package to You, the Seller directly, or to the Title Company for signatures.
   
10. Upon receipt of the documents or confirmation from the Title Agent, A.B. Merrill wires the funds to be distributed to You, the Seller.
